Landmark Property Holdings (Pty) Ltd is a privately owned company, which was founded in January 2006 as a property investment company.   

It was established with a view to growing a portfolio of assets mainly in the retail and industrial sectors of the property industry.  

The main criteria of the company is to invest into properties that comprise a high ratio of “blue-chip” tenants.  

In the retail sector, Landmark prefers to acquire properties that have high tenant trading densities. 

In the industrial sector, large warehouses, logistics and distribution centers are preferred properties of choice.  

The portfolio is a low risk investment owing to the fact the majority of the tenants are large corporate companies on long term leases. 

Yields are market related and vary depending on location, condition of building, length of lease and tenant profile.

Geographical Spread 

As the company is situated in Johannesburg, it is easier to manage properties that are located in and around Gauteng. 

However if a suitable property that met the investment criteria of the company, was situated in other provinces, then the merits and advantages of the property would be assessed. A decision would then be taken as to whether to invest there.  

Areas around South Africa including the North West Province, Free State and Limpopo would also be considered as an investment destination.  Smaller towns and rural areas are also strongly considered as long as the properties are trading well. 


Size of Property 

The size of property in gross lettable area (GLA) that Landmark is interested in acquiring is as follows: 

Retail Property 

2000m2 – 10 000m2 in (GLA). 

Industrial Property 

3000m2 – 10 000m2 in GLA   

 

Preferred Tenant Profile  

Multinational companies that are listed on the Johannesburg Stock Exchange as well as International Corporate Businesses are preferred tenants of choice.

Property Investors 

Landmark Property Holdings is open to partnering with investors in order to purchase property.  

A cash deposit or similar, equivalent to 30%-40% of the transaction value, is required as an initial down payment. 

An equity split can be discussed in terms of how a partnership arrangement can be determined. 

Property deals are presented on a regular basis to Landmark from brokers, agents, funds and property owners. There is opportunity to invest with Landmark as and when the opportunity arises.

Investment Time Horizon 

Every property opportunity presents itself with its own unique characteristics and circumstances. 

The investment time horizon of the properties purchased is typically 2-10 years. 

However, strategic properties in prime locations may have a longer time horizon for its specific location.
